Delivery Policy
REAL ESTATE HANDOVER POLICY AND PROCESS
P&T Real Estate is committed to handing over properties on schedule, with the right quality, and strictly according to the legal agreements recorded in the Sales and Purchase Agreement (SPA).
1. Handover Conditions
The property will only be handed over to you when the following conditions are fully met:
- The customer has fully paid the installments according to the schedule specified in the SPA (usually 95% of the SPA value).
- The construction or project has been inspected, completed, and approved for use in accordance with the law.
- The technical and social infrastructure systems (water, electricity, roads) have been connected and are ready for operation.
2. Inspection and Handover Process
On the handover day, representatives from P&T, the Developer, and the Customer will jointly conduct a physical inspection of the property. For apartments/townhouses, customers will cross-check the construction quality, finishing materials, and interior equipment against the materials list in the contract.
If there are technical defects (paint cracks, water leaks, scratches, etc.), the customer has the right to request a "Defect Record" and refuse the handover until the Developer completes the repairs. If the property meets the standards, both parties will sign the "Property Handover Minutes" and hand over the keys.
3. Handover Documents
A standard handover documentation kit includes: Handover Minutes, As-built Drawings (if applicable), Resident's Handbook, Elevator Access Cards, House Keys, and relevant payment receipts.
